REAL ESTATE CLOSER / PARALEGAL
Goldman, Monaghan, Thakkar & Bettin, P.A. is seeking an experienced, detail-oriented Real Estate Closer / Paralegal to join our growing legal team in our Cocoa office. This position plays a critical role in supporting our Real Estate Counsel throughout the lifecycle of real estate transactions, from contract preparation and due diligence through closing and post-closing activities. The ideal candidate is highly organized, proactive, and capable of managing multiple transactions simultaneously while maintaining exceptional accuracy and client service. Prior transactional real estate paralegal experience is essential for success in this role.
Essential Duties & Responsibilities:
· Prepare and coordinate all documents required for commercial real estate closings, including deeds, transfer documents, bills of sale, closing statements, affidavits, and other closing instruments.
· Draft Real Estate Purchase Agreements based on executed Letters of Intent.
· Review and analyze title commitments, surveys, zoning reports, and other due diligence materials.
· Draft and prepare lease-related documents, including:
· Memoranda of Lease
· Lease Amendments
· Estoppel Certificates
· Subordination, Non-Disturbance and Attornment Agreements (SNDAs)
· Review, summarize, and analyze lease agreements and purchase contracts.
· Manage transaction timelines by creating and maintaining detailed closing checklists and tracking all critical deadlines.
· Coordinate all aspects of commercial real estate transactions from inception through closing and post-closing.
· Handle post-closing responsibilities, including title policy updates and closing file completion.
· Review surveys and assist with development and split-funded transactions.
· Communicate with buyers' counsel, lenders, brokers, title companies, surveyors, and other transaction participants to facilitate timely closings.
· Serve as a liaison between the Legal Department and internal teams, including Development, Leasing, and Asset Management.
· Assist with disposition files and tenant-related requests, including estoppels, SNDAs, and other lease administration matters.
· Draft professional correspondence to clients, outside counsel, tenants, governmental agencies, and third parties.
· Organize and maintain complete and accurate electronic and physical transaction files.
· Provide administrative and legal support to Real Estate Counsel as needed.
· Perform additional duties and special projects as assigned to support departmental objectives.
Qualifications, Education & Experience
· Bachelor's degree preferred; or
· Associate's degree with a Paralegal Certificate; or
· An equivalent combination of education and relevant experience.
· Minimum of five (5) years of real estate transactional paralegal experience required.
· Experience handling complex commercial real estate acquisitions, dispositions, leasing, and closings is strongly preferred.
