Job Title: Assistant Project Manager - Construction
Job Description
The Assistant Project Manager supports the successful delivery of complex construction projects by coordinating schedules, documentation, financials, and field operations. This role works closely with Project Executives, Superintendents, and Project Engineers to ensure projects meet schedule, budget, quality, and safety goals while maintaining strong relationships with owners, vendors, and subcontractors.
Responsibilities
- Collaborate with the Project Executive and Superintendent to develop, update, and monitor the master project schedule and staffing plans.
- Assist in tracking and managing the Project Success Plan to ensure the project remains aligned with established goals and performance metrics.
- Oversee and organize all project documentation, including contracts, insurance, submittals, RFIs, schedules, change orders, meeting minutes, and subcontractor coordination records.
- Manage project financials by preparing and reviewing billing, monitoring cash flow, tracking profitability, generating financial reports and projections, and overseeing final close-out payments.
- Prepare, update, and present monthly Job Status Reports that clearly communicate project progress, risks, and financial performance to key stakeholders.
- Supervise Project Engineers and Superintendents, ensuring they understand and fulfill their responsibilities and project deliverables.
- Conduct employee performance reviews as needed, providing constructive feedback and supporting professional development.
- Foster a positive work environment by communicating clearly and respectfully, modeling professional behavior, and promoting collaboration across project teams.
- Develop and implement project-specific quality control programs to ensure all work meets contract documents, specifications, and industry standards.
- Promote jobsite safety by conducting safety audits, monitoring compliance, and ensuring subcontractors adhere to company and federal safety protocols.
- Build and maintain long-term relationships with owners, vendors, and subcontractors through consistent communication, reliability, and professionalism.
- Coordinate with the Preconstruction Department to evaluate and pursue new project opportunities, providing project-specific insights and support.
- Support field operations on complex projects, including those involving MEP systems, glazing, carpentry, and other trades, to ensure seamless coordination among subcontractors.
- Assist with construction scheduling activities, including sequencing work, monitoring progress, and adjusting schedules to address changes or delays.
- Participate in change order management by reviewing scope changes, supporting pricing efforts, and tracking approvals and impacts to cost and schedule.
- Use construction management and project control software to maintain accurate records, support reporting, and enhance communication among project stakeholders.
Essential Skills
- 5+ years of construction project management experience.
- Experience working with construction projects, including federal construction and general contracting environments.
- Proficiency in Procore for construction project management and documentation control.
- Proficiency in Bluebeam for drawing review, markup, and document management.
- Proficiency in P6 (Primavera) for project scheduling and schedule management.
- Proficiency in Viewpoint for construction financials and project controls.
- Proficiency in e-Builder or similar project management platforms.
- Proficiency in Microsoft Office, specifically Excel for data analysis and reporting, and SharePoint for document and collaboration management.
- Experience with construction and building systems, including MEP systems.
- Experience with construction scheduling and quality control processes.
- Experience managing change orders and subcontractor coordination.
- Background in construction management, including exposure to residential construction, glazing, carpentry, and general contractor operations.
- Strong project management skills, including planning, organization, and time management.
- Ability to supervise and support project teams, including Project Engineers and Superintendents.
- Strong written and verbal communication skills to prepare reports, conduct meetings, and coordinate with internal and external stakeholders.
- Ability to interpret and work with contracts, specifications, and construction documents.
