We are looking for an experienced Maintenance Supervisor to lead daily upkeep and repair activities for a residential community. This contract opportunity with potential for a long-term role is ideal for someone who combines hands-on technical knowledge with strong team leadership and a commitment to resident service. In this role, you will help maintain a safe, attractive, and efficiently operated property while partnering closely with site leadership to support overall community standards.
Responsibilities:
• Direct daily maintenance work across the property, ensuring service requests and repair priorities are handled efficiently.
• Recruit, coach, assign, and support maintenance staff to build a dependable and productive team environment.
• Plan and carry out preventive maintenance programs that reduce equipment issues and help preserve building systems.
• Troubleshoot and complete repairs involving plumbing, electrical systems, carpentry, drywall, painting, appliances, and general facility components.
• Monitor pool upkeep and safety practices to help maintain compliance with applicable health and regulatory requirements.
• Address urgent maintenance situations promptly and organize on-call or after-hours response coverage as needed.
• Inspect buildings, grounds, shared spaces, and amenities regularly to identify repair needs and maintain community appearance.
• Coordinate outside vendors, review completed work, and help keep maintenance projects on schedule and within budget.
• Track tools, parts, and supply inventory while supporting cost-conscious purchasing and accurate maintenance documentation.
• Work with property management to promote resident satisfaction, regulatory compliance, and consistent site presentation.• At least 3 years of maintenance experience within apartment communities, multifamily housing, or commercial properties.
• Prior experience leading or supervising maintenance staff in an operational setting.
• Working knowledge of plumbing, electrical repair, carpentry, appliance service, and general building maintenance practices.
• Ability to diagnose complex repair issues, manage competing priorities, and respond effectively to service demands.
• Familiarity with preventive maintenance planning, maintenance scheduling, and facilities management processes.
• Strong communication, organization, and leadership skills with a focus on service quality and team development.
• Valid driver’s license and dependable transportation.
• Experience with pool maintenance; pool operator certification and EPA Universal Certification are preferred.
