Property & Portfolio Manager
Full-Time | Centennial, CO (In Office with Local Travel)
Salary: $75,000.00 - $85,000.00 (depending on experience) per year with annual bonuses based on performance

We are a fast-growing real estate investment company that owns and manages a diverse portfolio of residential and commercial properties throughout Colorado and beyond. Our portfolio includes long-term rentals, short-term vacation rentals, commercial properties, and active renovation projects.
We're looking for an experienced Property & Portfolio Manager who can oversee operations across the entire portfolio—not simply manage individual properties.
This position is ideal for someone who enjoys building systems, managing budgets, maintaining excellent relationships with tenants and guests, coordinating projects, and proactively improving operations. You'll work directly with ownership and play a key role in protecting and growing our real estate assets.
Position Overview
The Property & Portfolio Manager will oversee the day-to-day management of our rental portfolio while helping plan and execute long-term operational strategies.
You'll be responsible for maintaining strong tenant and guest relationships, coordinating maintenance and capital improvement projects, managing property budgets, overseeing vendors, tracking financial performance, improving occupancy, and ensuring every property operates efficiently.
We're looking for someone who is highly organized, an excellent communicator, proactive rather than reactive, and capable of managing many moving pieces simultaneously.
Responsibilities
Portfolio Management
- Oversee daily operations of a large portfolio of residential, commercial, and short-term rental properties.
- Develop and implement systems to improve portfolio performance and operational efficiency.
- Monitor occupancy, rental income, expenses, and overall asset performance.
- Create operational plans and proactively identify opportunities for improvement.
- Prepare regular portfolio reports for ownership.
Long-Term Rental Management
- Manage all tenant relationships from move-in through move-out.
- Coordinate lease renewals and rent increases.
- Handle tenant communication professionally and promptly.
- Coordinate maintenance requests and follow through to completion.
- Work with vendors to ensure repairs are completed efficiently.
- Assist with leasing, property inspections, turnovers, and compliance.
- Minimize vacancy and maximize tenant satisfaction.
Short-Term Rental Management
- Oversee daily operations of multiple Airbnb and vacation rental properties.
- Manage guest communication before, during, and after each stay.
- Coordinate cleaners, maintenance vendors, and property inspections.
- Maintain excellent guest experiences and review scores.
- Optimize occupancy and revenue through pricing and operational improvements.
- Ensure listings remain accurate and competitive.
Budget & Financial Management
- Develop and manage annual operating budgets for properties.
- Track expenses and monitor property performance.
- Analyze operating costs and recommend improvements.
- Review invoices and vendor expenses.
- Assist ownership with forecasting and capital planning.
- Ensure projects stay within budget.
Project Planning & Vendor Coordination
- Plan and coordinate maintenance projects, renovations, and capital improvements.
- Develop timelines and project schedules.
- Coordinate contractors and vendors.
- Ensure projects are completed on time and within budget.
- Track project progress and communicate updates to ownership.
Software & Operations
Maintain and improve systems utilizing platforms including:
- Airbnb
- Hostaway
- DoorLoop
- Stripe
- Google Workspace
- Property management software
- Project management software
- CRM systems
Experience implementing and improving software systems is highly preferred.
Qualifications
Required
- 5+ years of property management experience.
- Experience managing both long-term and short-term rental portfolios.
- Strong lease administration experience.
