Position Summary
The Title Production Officer is responsible for examining title, identifying and resolving title defects, issuing title commitments and policies, managing title risk, and supporting operational excellence throughout the closing process. This position serves as a subject matter expert for title examination, title clearance, policy issuance, underwriting compliance, and title-related risk management.
Essential Responsibilities
Title Examination & Clearance
- Conduct comprehensive title searches and examinations to identify title defects, liens, encumbrances, easements, and ownership issues.
- Research public records, online databases, and other sources to verify ownership history and property interests.
- Analyze deeds, mortgages, judgments, easements, probate documents, and other legal instruments affecting title.
- Identify, document, and resolve title issues prior to closing.
- Perform final title review and identify matters requiring resolution before closing and disbursement.
Commitment & Policy Production
- Prepare, review, and issue title commitments, policies, endorsements, and related title documentation.
- Ensure compliance with underwriting requirements, state regulations, and company standards.
- Maintain accurate and complete title records and transaction documentation.
Risk Management & Compliance
- Collaborate with underwriters, attorneys, lenders, and other stakeholders to resolve title defects.
- Monitor changes in title insurance regulations, underwriting guidelines, and industry best practices.
- Collect, document, and coordinate information required in response to title insurance claims.
- Assist in maintaining underwriting compliance and risk mitigation standards.
Banking & Escrow Support
- Review positive pay exceptions, wire activity, ACH transactions, and disbursement activity to identify potential fraud risks.
- Verify and approve banking transactions in accordance with company controls and procedures.
Operational Support
- Provide title-related guidance and support to escrow, closing, and operational staff.
- Support process improvement initiatives and technology enhancements.
- Collaborate with technology partners and internal teams to improve workflow efficiency and accuracy.
- Develop and maintain professional relationships with lenders, real estate professionals, attorneys, and underwriters.
Knowledge, Skills & Experience
- Minimum 3-5 years of title examination, title production, title underwriting support, or related title insurance experience.
- Associate degree preferred; equivalent industry experience may be substituted for formal education.
- Strong knowledge of title insurance practices, underwriting standards, and real estate transactions.
- Ability to analyze and interpret complex legal documents.
- Excellent analytical, investigative, and problem-solving skills.
- Experience utilizing title production software, county research systems, and title search platforms.
- Proficiency with Microsoft Office, Outlook, and related business software.
- Strong organizational skills with the ability to manage multiple priorities and deadlines.
- Excellent verbal and written communication skills.
- Ability to work independently and collaboratively within a team environment.
