Job Description
Purpose of the Position: Responsible for the ongoing preventive maintenance and repair work on facility mechanical, electrical and other installed systems including fire and security alarms. This role requires day-to-day coordination of building maintenance (reactive and preventive).
Job duties
- Perform scheduled inspections and maintenance of mechanical systems, such as HVAC units, lighting, and plumbing.
- Lubricate and clean machinery and equipment.
- Diagnose and fix problems with electrical systems, plumbing, HVAC, and building infrastructure.
- Replace or repair faulty wiring, leaky faucets, clogged drains, and broken fixtures.
- Patch walls, paint, replace ceiling tiles, and perform minor carpentry tasks.
- Support Production, Indus and maintenance to build and repairs racks or other system
- Maintain clean and safe working environments, including common areas, restrooms, and exterior spaces.
- Ensure facilities comply with safety codes and regulations.
- Respond to building alarms and emergencies, such as fire or equipment failure.
- Maintain maintenance logs, work orders, and records of repairs.
- Order and stock necessary supplies and spare parts.
- Interact with tenants, employees, or building users to address maintenance requests promptly and professionally.
- Assist or oversee work done by outside contractors or specialists (e.g., elevator repair, large HVAC overhauls).
- Management of hazardous waste: weekly routine, maintain proper identification and location, handling to send for recycling
Authority:
- Authority to carry out preventive and corrective maintenance tasks without prior approval.
- Decide how best to troubleshoot and resolve common maintenance issues within established guidelines.
- Prioritize daily tasks based on urgency, safety, and business needs, especially during multiple simultaneous requests. Escalate to management if decision has to be made for priorities
- Escalate more complex issues or emergencies to supervisors or specialists as needed.
- Authority to use company-provided tools, equipment, and materials to complete maintenance work.
- Request or initiate restocking of consumable supplies and spare parts.
- Authorized to enter mechanical rooms, electrical closets, roofs, and other restricted areas to perform maintenance with appropriate certifications.
- May be issued keys or access badges for relevant areas.
- Sometimes authorized to meet and guide external service contractors during scheduled repairs or inspections.
- May assist in verifying completion of outsourced maintenance work.
- Empowered to shut down equipment or block access to unsafe areas when a hazard is identified.
- Report safety violations and initiate basic corrective actions.
- Authorized to sign hazardous waste manifests.
- Authority to log maintenance activities, complete work orders, and update maintenance records.
- All employees have a quality and safety responsibility; therefore, having the authority to stop work processes to correct quality and/or safety problems, or quarantine items in the appropriate designated area until the issues are resolved.
Responsibilities and Accountabilities:
- Accountable for minimizing downtime of critical building systems through proactive maintenance.
- Held accountable for completing assigned work orders and preventive maintenance on schedule.
- Responsible for maintaining a safe working environment for themselves and others, and for reporting hazards.
- Responsible for having all certificates and inspections reports for Preventive maintenance
- Responsible for having a tracking list of all annual inspections that are needed for building (compressor, Fire extinguisher, ladders etc.), finding the right supplier and monitoring the inspection until completion.
- Accountable for the effectiveness and durability of repair and maintenance tasks performed.
- Responsible for ensuring maintenance activities meet legal, regulatory, and internal standards, and for keeping accurate records.
- Accountable for the proper use, handling, and maintenance of tools and equipment provided.
- Responsible for giving feedback on the layout modifications project to stay compliant for safety and production efficiency
- Responsible for making sure all his/her required certifications are up to date (OSHA, DOT/RCA, etc.)
