As a new member of our team, the Loan Closer/Funder will work on-site or remote to arrange for the closing and funding of residential mortgage loans.

Job Functions:

• Work with internal Loan Officers, Processing Team and the Escrow/Title Company to meet closing deadlines and rate lock expiration dates.
• Interact with escrow companies to obtain all conditions and review settlement fees versus the prepared closing disclosure and follow up on missing items
• Conduct loan and borrower due diligence and collect any additional conditions from the internal team to submit to Underwriting for review
• Prepare and issue all loan documents and ensure accuracy of the file by completing the following: Review title policy, appraisal and escrow instructions for correct property address, vesting and legal description, hazard, MI polices, ensure impound account is set up properly
• Review loan approval information for items to be sent with loan documents for signature.

• Determine and correct discrepancies between the file and loan origination system up until the time of funding
• Reviews high cost/QM tests and notifies management of any issues
• Notify the team of when loan documents have arrived into the team for funding review. Review executed docs and condition file accordingly
• Order funds from the appropriate warehouse bank to wire to the Title Company
• Ability to accurately record and calculate funding figures
• Create final CD and communicate with escrow for proper disbursement
• Call daily to get recording information on all files.
• Ability to keep file current with signed off conditions and documents uploaded in the file

Qualifications:

• Knowledge of the mortgage industry and ability to create a Closing Disclosure
• Ability to multi-task, work independently and good communication skills are required
• Proficiency with IDS/Meridian Link
• Customer Service Driven
• Must be able to work overtime as needed
• Must know how to work in a paperless environment
• Must have current industry experience and at least 3 years drawing docs and funding
• Email management is required.
