Job Title: Commercial Construction Superintendent
Job Description
This role oversees commercial construction projects with a strong focus on tenant improvement work for financial institutions and other commercial clients. The superintendent manages projects ranging from small commercial tenant improvements to larger ground-up and multi-story builds, typically valued between $100,000 and $1,000,000. The position involves leading field operations, coordinating subcontractors, and working closely with clients to deliver high-quality projects while minimizing disruption in occupied facilities. The superintendent will initially support a larger project based in the Kansas City area or other smaller projects to become familiar with processes and expectations, and must be willing to travel to project sites as needed.
Responsibilities
- Lead day-to-day field operations for commercial construction and tenant improvement projects in occupied and unoccupied facilities.
- Supervise all phases of construction, including scheduling, ordering materials, field supervision, quality control, and production.
- Coordinate and manage subcontractors to ensure work meets project specifications, schedules, and safety standards.
- Oversee tenant improvement projects in occupied facilities with a strong focus on minimizing disruption to customer operations during construction.
- Work directly with clients on-site, maintaining clear communication and professional relationships throughout the project lifecycle.
- Develop and maintain construction schedules using tools such as ProCore, P6, MS Project, or similar construction technology platforms.
- Prepare and implement logistics and site planning documentation, including layouts for laydown areas, trailers, parking, and other site needs to maximize efficient use of space.
- Manage multiple projects simultaneously when required, particularly in campus environments with work occurring in multiple buildings.
- Provide leadership as a superintendent when needed, guiding other superintendents, assistant superintendents, and field staff on multiple projects.
- Monitor project progress, identify potential issues, and implement corrective actions to keep projects on time and within scope.
- Ensure adherence to project specifications, building codes, safety regulations, and quality standards.
- Participate in project meetings with clients, designers, and internal teams to review progress, resolve issues, and plan upcoming work.
- Document project activities, maintain accurate records, and support reporting requirements through construction management software.
- Support project closeout activities, including punch lists, inspections, and turnover to the client.
Essential Skills
- Approximately 4+ years of experience as a construction superintendent, with consideration for strong assistant superintendents ready to advance.
- Proven experience supervising commercial construction projects, including small commercial and tenant improvement work.
- Demonstrated success leading field operations for tenant improvement projects in occupied facilities while minimizing disruption to operations.
- Hands-on experience with scheduling, material ordering, field supervision, quality control, and production across all phases of commercial construction.
- Proficiency with construction technology platforms such as ProCore, P6, and MS Project or similar scheduling and project management tools.
- Strong subcontractor management skills, including coordination, oversight, and performance monitoring.
- Experience with commercial construction environments such as banks, office buildings, retail spaces, and other commercial facilities.
- Ability to develop logistics and site planning documents and layouts for laydown areas, trailers, parking, and other site requirements.
- Effective communication skills with the ability to work directly and professionally with clients and project stakeholders.
- Strong organizational skills with the ability to manage multiple tasks and priorities in a fast-paced construction environment.
- Willingness and ability to travel to project sites outside the Kansas City area as required.
Additional Skills & Qualifications
- Construction Management degree or other construction-related accreditation preferred but not required with demonstrated applicable experience.
- Experience with ground-up multi-story office buildings, auditoriums, sports centers, parking garages, and site improvements is highly desirable.
- Experience in supervising and coordinating multiple projects simultaneously in a campus environment is a plus.
