Job Title: Facility Condition Assessor (MEP)Job DescriptionThis field-based MEP Facility Condition Assessor role focuses on conducting on-site evaluations of mechanical, electrical, and plumbing systems within commercial, institutional, and public-sector facilities. The position involves assessing asset conditions, identifying deficiencies, estimating remaining useful life, and capturing accurate data to support facility condition assessments and long-term capital planning. It is well suited for professionals with experience in facilities, construction, building operations, maintenance, engineering, or commissioning who enjoy working independently and evaluating building systems in real-world environments.
Responsibilities- Perform visual, non-invasive assessments of building systems, including HVAC, electrical, plumbing, and fire/life safety equipment.
- Evaluate the overall condition of equipment and systems, identifying deficiencies, risks, and maintenance concerns.
- Conduct walkthroughs of commercial, institutional, and public-sector facilities to assess mechanical, electrical, and plumbing infrastructure.
- Coordinate access to mechanical rooms, rooftops, utility spaces, and other restricted areas as needed to complete assessments.
- Inventory building assets and document system information to support lifecycle and capital planning efforts.
- Record detailed equipment information, including quantity, type, size, condition, and estimated age.
- Capture photo documentation of equipment, nameplates, and condition-related observations to support defensible assessments.
- Utilize tablets and mobile data collection tools to document findings accurately and consistently in the field.
- Estimate remaining useful life of equipment and systems based on observed condition, available documentation, and industry standards.
- Identify current and future capital needs associated with building systems and infrastructure.
- Document deficiencies and recommend corrective actions to support capital planning decisions and prioritization.
- Provide data and observations that support facility condition assessment reports and long-term asset management strategies.
- Maintain accurate, complete, and defensible records of field observations and assessment results.
- Follow established asset classification standards and data collection methodologies to ensure consistency across projects.
- Support quality assurance and quality control efforts by reviewing collected data for completeness and accuracy.
- Upload, finalize, and organize field information in accordance with project requirements and deadlines.
- Assist with data validation, preparation of deficiency narratives, and inputs for cost modeling and capital planning tools.
- Participate in project kickoff discussions to understand facility concerns, known issues, and project objectives.
- Communicate professionally and clearly with facility staff and project stakeholders during site visits and follow-up discussions.
- Identify and immediately report unsafe conditions encountered during assessments to appropriate parties.
- Follow all site-specific safety requirements and discontinue work when unsafe conditions are present, prioritizing personal and team safety.
Essential Skills- Bachelor's degree in Mechanical Engineering, Electrical Engineering, Civil Engineering, Construction Management, Facilities Management, or a related discipline, or equivalent industry experience.
- 2–5 years of experience in facilities, construction, maintenance, building systems, engineering, or related fields.
- Working knowledge of HVAC systems, including air handling units (AHUs), rooftop units (RTUs), boilers, chillers, and controls.
- Working knowledge of electrical systems, including service entrances, distribution equipment, and lighting systems.
- Working knowledge of plumbing systems, including piping, fixtures, and water heating equipment.
- Ability to read and interpret equipment nameplates and basic construction or facility drawings.
- Proficiency with Microsoft Excel for organizing, analyzing, and reporting assessment data.
- Proficiency with mobile technology and tablets used for field data collection and documentation.
- Strong attention to detail with the ability to produce accurate and defensible technical documentation.
- Ability to conduct facility condition assessments and equipment condition assessments in a consistent and methodical manner.
- Strong technical documentation skills, including recording observations, conditions, and recommendations clearly.
