Director of Leasing
A leading owner, operator, and investor of high-quality retail and mixed-use properties is seeking an experienced Director of Leasing to lead leasing strategy for a portfolio of suburban shopping centers. This individual will be responsible for driving leasing activity, cultivating relationships with national and regional retailers, negotiating lease transactions, and identifying opportunities to maximize asset value and occupancy.
The ideal candidate is a self-starter with strong market knowledge, an extensive retail and brokerage network, and a proven track record of sourcing, negotiating, and closing retail lease transactions. This role requires the ability to work independently while collaborating closely with senior leadership, legal, marketing, and property management teams.
Key Responsibilities:
- Develop and execute leasing strategies to maximize occupancy and long-term value across a portfolio of suburban retail properties.
- Leverage established relationships with national and regional retailers, restaurants, and brokerage firms to generate leasing opportunities and drive deal flow.
- Identify, qualify, and evaluate prospective tenants through financial analysis, business plan review, and credit assessment to ensure strong long-term tenancy.
- Manage the full leasing process from prospecting and site tours through letter of intent, lease negotiation, and execution.
- Negotiate lease terms, evaluate deal economics, and coordinate with legal, property management, and other internal stakeholders to finalize transactions.
- Monitor market trends, competitor activity, rental rates, vacancies, and retailer expansion plans to identify new leasing opportunities.
- Provide strategic recommendations to senior leadership regarding tenant mix, redevelopment opportunities, acquisitions, and market positioning.
- Partner with the marketing team to enhance property marketing efforts and represent the company at industry conferences, networking events, and ICSC conventions.
Qualifications:
- Bachelor's degree required.
- Minimum of 5 years of in-house shopping center leasing experience.
- Demonstrated success leasing retail shopping centers and executing lease transactions from inception through completion.
- Established relationships with national and regional retailers, restaurant operators, and the brokerage community.
- Strong negotiation, financial analysis, and deal structuring skills.
- Ability to work independently while managing multiple priorities in a fast-paced environment.
- Excellent communication and relationship-building skills.
- Willingness to travel throughout the portfolio as needed.
