Job Summary
The Superintendent partners with the Project Manager to ensure the successful execution and completion of assigned construction projects. Under the direction and guidance of the General Superintendent, this role provides continuous, hands-on field leadership and is accountable for safety, schedule adherence, cost control, labor and equipment management, quality workmanship, and operational excellence. The Superintendent is the on-site leader and is ultimately responsible for the day-to-day execution of each project while promoting a positive company image and meeting or exceeding owner expectations.
Key Responsibilities
Project Leadership & Contract Compliance
- Build projects in strict accordance with contract documents, plans, and specifications.
- Ensure company work complies with all applicable building codes, local ordinances, and permit requirements; coordinate and document inspections per company and regulatory standards.
- Maintain thorough knowledge of all project documents, including contracts, plans, specifications, subcontracts, purchase orders, shop drawings, and related materials.
- Inspect job sites for pre-existing conditions and ensure accurate layout verification.
- Maintain professional relationships with Owners, Engineers, Architects, and project stakeholders.
- Identify, measure, and report scope changes to the Project Manager and participate in pricing changes or additional work.
Project Planning & Means and Methods
- Collaborate with the Project Manager to develop and communicate a comprehensive Project Plan prior to construction.
- Participate in development of execution plans, progress schedules, and labor and equipment forecasts.
- Effectively utilize labor, equipment, and materials.
- Supervise subcontractors (when applicable) to ensure compliance with quality and schedule requirements and report performance issues as necessary.
- Organize and coordinate all trades in alignment with the project schedule.
- Apply sound construction techniques that benefit project outcomes and company performance.
Schedule Management
- Assist in developing and maintaining the project schedule; monitor progress and document delays or potential delays.
- Implement short-interval planning and proactively communicate daily and weekly work plans.
- Participate in preconstruction and construction meetings as required.
- Verify material deliveries and resource availability to ensure uninterrupted workflow.
- Collaborate with Project Manager to identify and manage critical path activities, implement recovery plans for schedule slippages, and ensure timely project completion.
Budget & Cost Control
- Review detailed budgets, cost codes, and time constraints prior to construction.
- Review cost status reports for accuracy and take corrective action on potential or actual overruns.
- Maintain or improve project margins through efficient planning and execution.
- Provide feedback to estimating and participate in post-project evaluations.
Quality Control
- Establish and communicate quality standards; perform daily quality control of company-performed and subcontracted work to ensure compliance with contract requirements and company standards.
- Identify and correct non-conforming work promptly and effectively.
- Prepare contractor punch lists and manage architect/owner punch list completion.
Safety Management
- Lead safe projects; ensure compliance with OSHA standards, company policy and JULIE requirements.
- Maintain a clean, orderly, secure, and professional job site.
- Investigate and report safety incidents to the Safety Department, Project Manager, and Owner when required.
- Participate in or lead safety meetings as appropriate and implement effective safety programs.
Employee Development & Workforce Management
- Deploy and terminate hourly field personnel in accordance with company policies and business needs.
- Support employee training and professional growth and development.
- Motivate teams to achieve project and company goals.
- Ensure compliance with all federal, state, and local labor laws.
Qualifications
Required:
- High School diploma or equivalent
- Minimum of 8 years of construction experience (construction management, project planning, scheduling, subcontractor coordination, quality control, and safety oversight
