Compensation: $20.00 – $26.00 per hour (DOE)
Position Summary
The Apartment Maintenance Technician/Groundskeeper is a dual-role position responsible for the overall maintenance, repair, and physical condition of a 56-unit affordable housing community, as well as the cleanliness and curb appeal of the grounds. This position ensures apartments, common areas, building systems, and exterior areas are safe, well-maintained, and attractive for residents and visitors.
Key Responsibilities
1. Apartment & Building Maintenance
- Perform routine and preventative maintenance on residential units, common areas, and building systems.
- Complete work orders in a timely and professional manner, including:
- Basic plumbing (toilet repairs, faucet leaks, garbage disposals, minor drain issues).
- Basic electrical (switches, outlets, light fixtures, breakers—within allowed scope).
- HVAC filter changes, basic troubleshooting, and coordinating with vendors for complex issues.
- Appliance repair/installation (stoves, refrigerators, dishwashers, microwaves, etc.).
- Carpentry and general repairs (doors, cabinets, trim, railings, drywall patching).
- Painting, caulking, and touch-up work in units and common areas.
- Turn vacant units efficiently, including cleaning, minor repairs, painting, and ensuring units are move-in ready by deadlines.
- Conduct regular building inspections, identifying safety hazards, maintenance needs, and code compliance issues; report concerns appropriately.
- Maintain and organize maintenance shop, tools, supplies, and equipment; track inventory and notify management of supply needs.
2. Groundskeeping & Exterior Care
- Maintain clean, safe, and attractive grounds, including:
- Trash and litter removal from lawns, parking lots, sidewalks, and common areas.
- Upkeep of landscaping (mowing, trimming, edging, weeding, mulching, watering as needed).
- Care of shrubs, trees, and flower beds; seasonal planting as directed.
- Maintain sidewalks, steps, and parking areas:
- Snow removal, shoveling, and de-icing in winter; apply salt/sand as needed.
- Sweep or blow debris, leaves, and dirt from walkways and common outdoor areas.
- Inspect exterior lighting and signage and replace bulbs or report issues promptly.
- Monitor common outdoor amenities (playgrounds, benches, picnic areas, grills) and repair or report issues to ensure safety and cleanliness.
3. Safety, Compliance & Preventative Maintenance
- Follow all safety procedures and wear appropriate personal protective equipment (PPE).
- Perform scheduled preventative maintenance on building systems and equipment (filters, detectors, smoke/CO alarms, emergency lights, etc.).
- Assist in fire, life-safety, and compliance inspections and correct noted deficiencies.
- Properly store and handle chemicals, tools, and equipment in compliance with company policy and local regulations.
- Maintain secure access to keys and ensure resident privacy and property security.
4. Resident Service & Communication
- Respond politely and promptly to resident maintenance requests and concerns.
- Communicate clearly with residents about repair status, entry into units, and expected completion times.
- Support a positive living environment by treating residents, co-workers, vendors, and visitors with respect and professionalism.
- Document work performed accurately and completely in work order systems or logs.
5. Vendor & Management Support
- Coordinate with approved vendors for specialized repairs; provide access and oversight as needed.
- Report recurring or complex maintenance issues to property management and recommend solutions.
- Assist with capital improvement projects, inspections, and property audits as directed.
- Participate in staff meetings and training sessions to maintain knowledge of building systems and company procedures.
