Job Title: Maintenance Technician – Residential Property Management

Position Summary

A premier local residential property management company is seeking a reliable, detail-oriented Maintenance Technician to service our residential communities across Las Vegas and Henderson.
In this role, you will be the face of our company, executing high-quality routine repairs, work orders, and property turns. This position offers steady W-2 income, a predictable full-time schedule, and the autonomy to do what you do best: solve problems and keep our residents happy.
Key Responsibilities
- Work Order Execution: Timely and accurately complete daily maintenance work orders across a portfolio of residential properties, ensuring high-quality workmanship and resident satisfaction.
- General Diagnostics & Repairs: Perform routine residential maintenance and minor repairs including, but not limited to:
- Light carpentry (door adjustments, cabinet repairs, hardware/lock replacements).
- Drywall patching, texture matching, and touch-up painting.
- Basic electrical (ceiling fan installation, light fixture repairs, bulb replacement).
- Basic plumbing (garbage disposal replacement, kitchen/bath caulking, leak diagnosis).
- Blind and window treatment repair/replacement.
- Property Turns & Turnover: Assist in preparing vacant homes for new residents (“make-readies”), ensuring units meet company move-in standards.
- Grounds & Safety Support: Conduct basic grounds upkeep, debris removal, and occasional utility/dump runs to maintain property curb appeal and safety.
- Documentation & Communication: Provide clear, real-time updates on work order statuses, material needs, and property conditions to the management team via our mobile tracking platform.
- Customer Service: Interact professionally, empathetically, and courteously with residents, vendors, and team members at all times.
Required Qualifications & Skills
- Experience: Minimum of 2–3 years of hands-on experience in residential or commercial maintenance, property turnarounds, or general handyman work.
- Technical Knowledge: Strong working knowledge of basic residential building systems, repair methods, and safety protocols.
- Vehicle Requirement: Must possess a valid Nevada Driver’s License with a clean driving record, and own a reliable personal truck or van capable of securely transporting standard tools and materials between job sites.
- Tool Requirement: Must own and maintain a comprehensive set of personal basic hand/power tools and ladders sufficient to perform daily residential maintenance tasks.
- Soft Skills: Exceptional time-management skills, a strong work ethic, and the ability to work independently with minimal supervision.

- Climbing & Heights: Ability to safely climb, balance, and work from ladders, step stools, and scaffolds at various heights.
- Environmental Exposure: Work is performed both indoors and outdoors. Must be able to tolerate working in extreme weather conditions, including intense Las Vegas summer heat, as well as dusty or cramped environments.
- Sensory Requirements: Close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus to diagnose mechanical and cosmetic issues.
