About the Role:

The Make Ready Technician plays a critical role in preparing residential rental units for new tenants by ensuring all maintenance, repairs, and cleaning tasks are completed efficiently and to a high standard. This position requires a thorough understanding of property maintenance procedures and the ability to work independently to meet tight turnaround schedules. The technician will be responsible for inspecting units, identifying necessary repairs, and executing tasks that enhance the overall living experience for incoming residents. Minimum Qualifications:

• High school diploma or equivalent.
• Proven experience in residential maintenance or a related field.
• Basic knowledge of electrical, plumbing, carpentry, and painting techniques.
• Ability to read and interpret work orders and maintenance manuals.
• Valid driver’s license with a clean driving record.

Preferred Qualifications:

• Certification in HVAC, electrical, or plumbing trades.
• Experience working in property management or multi-family housing maintenance.
• Familiarity with safety regulations and OSHA standards.
• Proficiency with maintenance management software or mobile work order systems.
• Strong customer service skills and the ability to communicate effectively with tenants and team members.

Responsibilities:

• Perform detailed inspections of vacant residential units to assess maintenance and repair needs.
• Complete a variety of maintenance tasks including painting, drywall repair, flooring replacement, appliance installation, and minor plumbing and electrical repairs.
• Coordinate with property management to prioritize work orders and ensure timely completion of make-ready processes.
• Maintain accurate records of work performed, materials used, and time spent on each unit.
• Ensure all work complies with safety standards and company policies while maintaining a clean and organized work environment.
