Position Overview
The Director of Preconstruction will lead and elevate the preconstruction and estimating function for complex commercial and residential projects, with an emphasis on multi-family, senior living, and healthcare markets. This role is responsible for developing accurate estimates, coordinating bid strategies, managing takeoffs and pricing workflows, building strong client relationships, and implementing best practices and systems (including On-Screen Takeoff and Procore) to drive win rates, margin performance, and predictable project starts.
Key Responsibilities
- Lead and manage the preconstruction and estimating team, including mentoring senior estimators and overseeing workflows for bids, proposals, and value engineering.
- Develop, review and validate detailed quantity takeoffs, estimates, and pricing models using On-Screen Takeoff (OST), Bluebeam, PlanSwift or equivalent tools.
- Own the bid strategy and submission process: scope development, subcontractor solicitation, bid analysis, and final proposal preparation.
- Collaborate with business development, operations, design, and project management teams to refine constructability, schedule, and cost strategies during preconstruction.
- Implement and maintain estimating standards, templates, checklists, and cost databases to improve accuracy and consistency across projects.
- Utilize Procore and other project management/estimating software to manage preconstruction documentation, RFI tracking, and handoff to project teams.
- Analyze historical performance and market conditions to set assumptions, contingency levels, and margin targets for projects.
- Lead client and owner meetings during the preconstruction phase to present cost models, value engineering options, and risk mitigation plans.
- Drive subcontractor relationships, prequalification processes, and competitive bid packages to ensure robust pricing and quality partnerships.
- Continuously improve preconstruction processes through training programs, technology adoption, and cross-functional feedback loops to increase efficiency and win rate.
Qualifications
- Bachelors degree in Construction Management, Engineering, Architecture, or related field preferred; equivalent experience considered.
- 10+ years of progressive estimating/preconstruction experience with at least 5 years in a leadership role (Director of Estimating, Head of Preconstruction, or similar).
- Proven track record estimating and winning projects in multi-family, senior living, and healthcare sectors.
- Advanced proficiency with takeoff and estimating tools, specifically On-Screen Takeoff (OST), Bluebeam/PlanSwift, and estimating platforms.
- Experience with Procore or similar construction management platforms and the ability to manage documentation and handoffs digitally.
- Strong knowledge of subcontractor markets, procurement strategies, and bid solicitation best practices.
- Excellent financial acumen: budgeting, cost modeling, risk analysis, and margin management.
- Demonstrated leadership skills: team development, cross-functional collaboration, and effective communication with owners and design teams.
- Ability to manage multiple simultaneous pursuits under tight deadlines while maintaining accuracy and attention to detail.
- Professional certifications a plus (e.g., Certified Construction Manager (CCM), LEED AP, PMP), along with a commitment to continuous improvement and technology adoption.
