Large retailer is seeking a Senior Construction Manager/Director of Store Development to manage their Construction projects from their Duarte office. This position will require out of state travel approximately 25-30%. This position will oversee tenant improvements and new construction store openings.
Responsibilities will include:
- Determining and scheduling scope of work
- Working together with the lease administration/negotiation team to determine landlord and tenant responsibilities for construction
- Selecting and coordinating steps of construction process with architects, contractors, engineers and others to plan through the process
- Contacting vendors for potential bids and sending plans for review
- Reviewing bids and selecting subs for all construction projects
- Preparing budgets for projects, and managing expenses for each
- Processing paperwork for city and county approvals to obtain permits
- Managing construction project timeline based on build-out schedule determined in lease
- Tracking compliance for city regulations and ensuring OSHA standards are met by subs
- Managing all internal documentation related to project: vendor files, tenant files, maps, etc.
- Providing blueprints and information related to HVAC, electrical, plumbing, etc
- Setting up vendors in internal system
- Preparing all billing and reporting
- Processing contracts and change orders
- Managing vendor compliance and reporting percentage of completion to accounting for payment
- Coordinating store closures, openings, etc. and providing public notifications/posting for suite
- Coordinating with Store Designer for suite layout maps, fixture placement and communicating with landlord rep for any changes
- Negotiating with subs for change orders, and revising timelines as needed
- Scheduling site-walks or meetings for planning with subs or consultants
- Preparing reporting and working with Ownership throughout various projects

Requirements:
- 5+ years Construction Management experience in commercial retail property management
- Strong technical knowledge and understanding of MEP and the construction process
- BA or BS degree
- Yardi Experience
- Auto CAD experience or similar drafting program ideal
